Set on a private land of 3.600m2 in the picturesque village of Maroulas, NiVo Luxury Villa offers great panoramic views from above while being just a short 3Km drive away from the closest sandy beach and 6Km from Rethymno Old Town. NiVo Luxury Villa, with its 7 en-suite bedrooms, comfortably accommodates 15 guests across its 600 m2 property spread over 4 levels, all made easily accessible by an elevator for maximum convenience.

Layout 

Beginning from the ground level and moving upward, the Lower Floor is crowned the ultimate chill-out hub of the villa! It's not just a room; it's an experience waiting to happen. Whether you're in the mood for pampering, board games with loved ones, a heart-pumping workout, or a cozy movie night, look no further, because this vibrant space has it all! In detail the lower floor features:

• A 25 m² indoor ecological pool (0,80 X 1,20 meters deep) with built-in hydromassage and step access. The pool can be heated with an additional daily charge upon advance request. Next to the pool 4 loungers and a seating area can be found.

• A Home Cinema room with 75” Smart TV and surround sound system, comfy sofas, BluRay player, board games, PS5 and 2 portable Crystal Audio Bluetooth speakers.

• A pool table 

• Gym equipment including an elliptical machine, abs bench, rowing machine, multi-functional apparatus, mats, dumb bells, kettle bells, Suspension Trainers and 65” Smart TV.

• A 4-seater wooden sauna

• A hammam room

• A bathroom with a shower cabin and double sinks next to the wellness facilities and pool.

• A bedroom with a king-size bed (1,60x2,00) and sofa, ceiling fan, outdoor seating area for 2 and access to the rear part of the villa, view to a garden area.

• Laundry room with washing machine and dryer.

Each bedroom offers its own en-suite bathroom with shower cabin and hair dryer, 55” Smart TV, individually controlled A/C, safety deposit box and closets (open or closed). Bed linen, bathroom and pool towels, bathrobes, slippers, and bathroom amenities are also available for all guests.

The primary living areas of the villa are centralized on the Ground Floor. The open-plan layout seamlessly connects each room, with its standout feature being the elegantly adorned wooden wall and bookcase. Against the backdrop of pristine white walls, the natural tones in the furniture harmoniously craft a serene and calming ambiance. In detail the ground floor features:

• The lounge area features two white sofas, coffee tables, and a 65’’ Smart TV,  as well as direct access to the pool terrace and the BBQ area.

• An indoor dining area seating 12 guests.

• The fully equipped kitchen offers all essentials for a self-catered holiday including state-of-the-art built-in appliances and a breakfast counter with integrated hobs.

• A bedroom with King Size bed (1,60x2,00), ceiling fan, outdoor seating area for 2, and access to the pool terrace, suitcase stand, open closet, sea view

Moving to the First Floor
guests can find 3 more bedrooms:

• A bedroom with King Size bed (1,60x2,00), ceiling fan, suitcase stand, and access to the shared balcony with views to the sea and olive trees, outdoor seating area for 2 and hammock. 

• A bedroom with King Size bed (1,60x2,00), vanity, ceiling fan, and access to the shared balcony with sea view overlooking the pool terrace and outdoor seating area for 2.

• A bedroom with two single beds (0,90x2,00), desk, and ceiling fan, with access to the shared balcony offering sea views, overlooking the pool terrace and outdoor seating area for 2.

Finally, the master suite is located on the Second Floor (only reachable by stairs) boasting a Queen Size bed (1,80x2,00), comfy recliner chair, with access to a private balcony with a 3  seater hot tub,  outdoor seating area for 2 and stunning sea and countryside views.

Outdoor area

The expansive exterior of NiVo Luxury Villa spans over 3.000 square meters and epitomizes the essence of countryside outdoor living! Every corner of this stunning property offers breathtaking sea vistas, allowing you to revel in the beauty of nature from any angle. The pool terrace is a haven of luxury and relaxation, boasting an impressive array of amenities designed to enhance your outdoor experience!

• Dip your toes in the crystal clear waters of the 100 m², private, ecological salt water swimming pool (1,40 meters deep) with step access, and a special children’s pool compartment (0,50 meters deep). This pool uses salt water electrolysis. The pool area is equipped with 8 sun beds, 2 loungers, side tables, a round day bed, 2 recliners, 1 gazebo, a poolside shower, and 7 umbrellas. An outdoor WC and poolside shower are also available outdoors for your comfort.


•  Unwind at the 3-seater hot tub next to the pool.

•  Stay active with a friendly game at the private tennis court!

•  Explore the area with the 6 bicycles at hand (3 for adults & 3 for children).

• A separate shaded area under the pergola that includes an outdoor kitchen equipped with a gas BBQ grill, gas hobs, sink, and fridge awaits to challenge your culinary skills! Next to the kitchen, an al fresco dining table sits 14 guests, while the adjacent lounge offers a comfortable corner sofa, coffee table, and fireplace. The perfect spot for the whole family to gather together!

• Our younger guests will be delighted by the spacious lawn-covered area and outdoor playground (a wooden play house with a slide, climbing frame, and swings) located next to the pool.

•  Ample parking space for up to 4 cars with EV charging station inside the villa premises is also available (2 spots are shaded).

•  The whole Villa is fully fenced and has a gated entrance offering security and full privacy to our guests.
